Homeowner work arrives one job at a time. The accounts that flatten your January are commercial: property managers, realtors, small landlords, apartment complexes, restaurant groups. Nobody searches for those on Google and they will not find you in a map pack. They get won on the phone, and almost no handyman business makes those calls.
The pitch is short and it is not about price. A property manager cares about one thing, a repair person who answers and shows up. Twenty-five dials a day produces a few real conversations, and a few conversations a week produces a walkthrough. One manager with sixty doors can be worth more than every Google Ads dollar you spend this year.
The mistake is pitching a discount to a gatekeeper. Two weeks in, working looks like a built list of local managers and realtors, one to four appointments on your calendar, and a clear read on which building types in your town need outside help.
